Q1: What does it mean when a RERA project is revoked?

When RERA revokes a project, it means the Real Estate Regulatory Authority has cancelled the project's registration due to violations of the RERA Act, 2016 — such as failure to disclose correct information, financial irregularities, or non-compliance with regulatory orders. A revoked project has no legal protection for buyers, and all financial dealings with it carry extreme risk.

Q2: Is a withdrawn project the same as a revoked project?

No. A withdrawal is when the promoter/builder voluntarily applies to RERA to cancel the project registration, and RERA approves it. This can happen when a project is abandoned, restructured, or merged. Unlike revocation (which is a punitive action), withdrawal may be consensual. However, buyers who have invested in a withdrawn project must verify their legal rights and seek refunds immediately.

Under Section 18 of the RERA Act, 2016, a buyer is entitled to a full refund with interest if the builder fails to complete the project or loses registration. You can file a complaint at rera.karnataka.gov.in/complaintRegistration or approach the RERA Adjudicating Officer for your district. You may also seek remedy through a consumer forum. Always keep copies of your sale agreement, payment receipts, and all communication with the builder.

As per the Authority Order dated 29/06/2026, Sobha Limited's application for withdrawal of four phases of Sobha Crystal Meadows (Phases 2, 3, 4, and 5) was approved by RERA Karnataka.
